    Real estate is about relationships. You need to know what Virginia law stipulates about your business contacts. This course will provide a detailed guide for Virginia real estate licensees on important issues dealing with agency. Topics include: brokerage relationships, agency disclosure, confidentiality, transactions, and agency in the Code of Ethics. The course will engage students in critical thinking and encourage group discussion.

    CE/PL Approved: 3 Hours Real Estate Agency and 3 Hours Real Estate Related for CE; 3 Hours Virginia Agency Law for PL.

    Michael Guthrie

    Michael Guthrie is the CEO and Managing Broker of Roy Wheeler Realty in Charlottesville, VA. He joined the company in November of 2005 after being a REALTOR® in Northern Virginia since 1983. Since taking over Roy Wheeler, the company has expanded from 1 to 6 offices and now has more than 135 REALTORS® running their businesses under the Roy Wheeler corporate structure. Michael was named Charlottesville’s REALTOR® of the year in 2009, the Charlottesville Chamber’s Small Business person of the year in 2010, and was the Charlottesville Area Association of REALTORS® Code of Ethics Award recipient in 2014. Michael currently hosts his weekly radio show, Real Estate Matters on WINA every Saturday morning. He has taught DPOR approved courses in Charlottesville and throughout Virginia.

Students will get a crash course on risk management, escrow, equal services, environmental concerns, and state and federal regulations such as lead paint and anti-trust. Learn to protect yourself and your business.

    Nancy, an associate Broker, has been a licensed REALTOR for over 20 years. In addition to being a consistent top producer, Nancy has been a Pre-License Education Instructor since 2007. Nancy has a B.A. in English from Fordham University, has attained the GRI and e-Pro designations and holds a seat on her local association’s Board of Directors.

    What happens when a good relationship experiences turmoil or the parties decide to part ways? This course explores landlord, tenant, and property manager responsibilities when navigating a breach of lease or the process of lease termination.

    Ryan is a graduate of the University of Richmond School of Law and is licensed to practice law in Virginia and Washington, DC. He has a background working as an attorney in private practice, volunteering for legal organizations such as Legal Services of Northern Virginia, Legal Aid Society of San Diego, and Animal Legal Defense Fund, as well as experience in the private sector in a variety of non-legal fields. When he is not working as Staff Counsel for Virginia REALTORS®, Ryan works as an adjunct professor of political science at Brightpoint Community College.

    As Staff Counsel for Virginia REALTORS®, Jon wears many hats. He works with the rest of the legal team to teach, create podcasts, star in legal videos, and even draft legal briefs for the Supreme Court of Virginia. After graduating from the University of Richmond School of Law, Jon clerked for a Circuit Court judge and then worked for a large claims administration firm in town. Those jobs gave him a wide array of legal experiences, which he has been putting to use helping protect REALTORS® since 2017. As busy as he is with work, he is equally as busy having fun outside of work! He lends his guitar skills to his band, Church Hill Music Company. The Atlanta Braves and UVA sports (2019 National Champs!) play a big role in his life—no matter how painful some seasons may be! With his wife, Mandy, by his side, they enjoy exploring new restaurants. Southern and Indian cuisines rank on his top favorite food list.

    This one-hour course will provide the building blocks needed to understand how contracts work in the real estate business. First, the course will breakdown what a contract is and how to create an enforceable contract. The class will go through several real-life scenarios to apply the information learned. Next, the course will discuss breach of contract and potential remedies, followed by a discussion of the difference between terminating and releasing a contract. Finally, the course will go over potential contract defenses to look out for, and how contracts may be assigned.

    Santiago brings a wealth of knowledge and experience to Virginia REALTORS®. Before going to law school, he served in the Army and in various roles in the financial industry and engineering and technology industries. After graduating from American University Washington College of Law, he took his experience and worked as a solo practitioner as well as other roles with engineering firms. He then joined as Staff Counsel for Virginia REALTORS®. As Staff Counsel, Santiago contributes to the Caveat REALTOR® podcast, creates legal resources for members, and serves on the Standard Forms Committee.
